Djokovic wins the Rafa Slam
World No.1 Rafael Nadal was hoping to clinch a Non-Calendar Year Grand Slam in Australia, but Novak Djokovic had other plans.
The main attraction for first Grand Slam of the year was probably the possibility of witnessing Spaniard Rafael Nadal completing his first Non-Calendar Year Grand Slam in Melbourne, Australia. After his successful appearances in 2010 at the French Open, Wimbledon and the US Open -winning the three of them-, the Australian Open was Nadal's next target for 2011. The excitement from the fans and media was such that they even came up with a name to honor the World No. 1's achievement of winning four Majors in a row, which they began to call the "Rafa Slam".
Unfortunately for Nadal an injury added to the good tennis played by his countryman David Ferrer in the quarter finals where going to put and end to the "Rafa Slam". With the No. 1 seed and 2009 champion off the way, all eyes were now on the defending champion, the Swiss Roger Federer, who was after his fifth title (2004, 2006, 2007 and 2010) in Melbourne.
Federer had a smooth trip into the semifinals, as his countryman Stanislas Wawrinka (seed 19) was never a threat for him in the quarterfinals, and easily won the match in straights sets of 6-1, 6-3, 6-3. In the semifinals an old rival was awaiting for him: Serbian Novak Djokovic, in a rematch of the 2008 semifinals, which was won by Djokovic and led him into his career first Grand Slam title.
Their most recent confrontation had taken place at the 2010 US Open -in the semifinals as well- in an epic match that went until the last of five sets to be decided in favor of Djokovic. This time three sets where going to be enough for the Serbian to defeat the Swiss for the seventh time (Federer has won 13) in his career, and win a berth for the final against the Scottish Andy Murray.
Djokovic arrived to the decisive game at Melbourne Park with the boost of having eliminated the defending champion and having lost only one set throughout the tournament. Before Federer, he had left behind Spaniard Marcel Granollers, Croatian Ivan Dodig, Serbian Viktor Troicki, Spaniard Nicolas Almagro and Czech Thomas Berdych. Now the only obstacle in between him and his second Australian Open trophy was Murray, but not for long, as he defeated the Scottish in straight sets of 6–4, 6–2, 6–3.
The Serbian feels more mature and confident about his game this year, and he attributed the bad moments in his career to personal issues that he used to bring to the court. But now he claims that he has been successful in separating his private life from his professional one, and feels that this is being reflected in his game.
With this result Djokovic gets closer to the second place in the ATP World Tour Raking, which belongs to Federer with 7.965 points for an 85 point difference between them. If he continues to play with the same accuracy and mental strength as he displayed in the Australian Open, his chances of improving that third place in the ranking will surely be increased.

For your fantastic Australian holiday, stay at a Melbourne hotel
The state capital of Victoria, Melbourne is Australia's second largest city and a really popular holiday destination for travellers to the Antipodes. Situated on the estuary of the magnificent Yarra River, this great city is often called the cultural capital of Australia. The most practical way to get to Melbourne is by air, as it has a large international airport situated just outside. You can easily reach your Melbourne hotel by taxi as it takes only about twenty- five minutes to reach the centre by taxi. Alternatively there is a skybus which runs regularly. Melbourne is also a regular destination for cruises and there is a daily ferry from the nearby island of Tasmania. While staying at your Melbourne hotel you will find that there are many things to do. The people who live in Melbourne are absolutely passionate about sport, and there are hundreds of sporting venues both large and small in the city .Their favourite sport has to be Australian Rules Football, a sort of cross between rugby and soccer with a dash of basketball thrown in occasionally. It is rough and entertaining to watch, and 9 out of the 16 teams who play in the Australian league are based in Melbourne. In summer of course, there is cricket played at the Melbourne Cricket ground and a day at any cricket match where Australia are concerned is a treat for any sporting enthusiast. The Melbourne cup, which is one of the world's premier horse races, is run at the race course in November then in January comes the Australian Open tennis, one of the four grand slam tournament of tennis, which is played at Melbourne Park and attracts all the top tennis players in the world. While the men watch sport, the women can follow one of their favourite pastimes, namely, shopping. You can leave your Melbourne hotel and go shopping for seven days a week. Melbourne is the fashion capital of Australia and as you would expect there are some of the top fashion houses and designers here. The Ultimate Home Business - Management Rights
If you’re looking for a guaranteed salary, plus the right to earn further commission and services income, a Management Rights Business may be the way to go. It offers a great life style, a return on your investment and good resale potential. It really is the ultimate home business
What are Management Rights?
Management Rights, sometimes referred to as Management and Letting Rights, isa type of business that began in popular holiday areas such as Surfers Paradise, Australia over 25 years ago. As more and more residential and holiday units, apartment complexes and town house/villa developments were built, the developers realized the advantages of having an onsite manager who would look after the day to day running of the complex and the letting of units for absentee owners. Now Management Rights Businesses are firmly established throughout Queensland and New South Wales and in other holiday destinations throughout the world.
When Management Rights are purchased, the buyer also buys the designated Manager’s unit in a complex and it is from here he runs the business. There is often an office provided in the complex for the manager as well
How Does the Manager Make an Income?
Body Corporate Salary
The manager is paid a salary from the Body Corporate. The Body Corporate isthe collective body of all the individuals who own units in the building. The salary is indexed to the CPI (Cost Price Index) to allow for automatic annual increases.
In return for the salary the manager looks after all the common areas in the complex such as the pool, gardens, pathways, tennis courts, gyms, stairwells, lifts and foyers.
The Body Corporate pays for items such as mower repairs and fuel, pool chemicals, plants and fertilizer.
Letting Fees
The manager earns money from owners of units who wish to rent their units out to holiday makers or long term tenants. He is usually paid 12% of the rental fee for holiday letting and 5% plus a 2.5% management fee for permanents. Permanent letting is considered 6 or 12 months or longer.
Holiday letting usually gives a higher income as there are additional ways to earn more income such as phone calls, tours, linen and cleaning. However, permanent complexes often have 100% occupancy and have less hours of work and less day to day contact with tenants.
Many Management Right Businesses have a mix of holiday and permanent letting units. All money collected from holiday and permanent letting is held in a trust fund and dispersed to unit owners, after expenses are taken out, at the end of each month. By law the the trust account is required to be audited regularly.
Room Cleaning and Linen Hire Fees
In holiday complexes the manager can earn a substantial income from cleaning units and from linen hire. The owner of the unit pays for the cleaning/linen hire fees. Whether you do exit cleans yourself will depend on the size of the complex. In big complexes many managers contract a bulk set rate to commercial cleaners and charge a retail rate to owners. The choice in small and medium complexes is - do the physical work yourself and earn more or hire labour and earn less.
Other income
Other sources of income for the manager are repairs and maintenance for unit owners, telephone and internet usage, sporting equipment, tours and car hire.
Restricted Letting Agent’s Licence
To legally let the units the manager will have to obtain a Restricted Letting Agent’s licence which is a short course of 6 modules through TAFE Australia. This can be done at Tafe courses, by correspondence or online. It is not difficult.
Cost of Management Rights
The manager’s unit is usually sold at market value plus a premium of 10% to 20%. This is because the manager’s unit is the only unit in a complex where the business can be run from. The business value is calculated by the nett profit over the last 12 months multiplied by the goodwill factor currently known as the multiplier. A small complex may sell with a multiplier of 3 or 3.5 while a large high rise apartment block with an income of over $100.000 may be a 5.0 or 5.5 multiplier.
The cost of Management Rights businesses ranges from as low as $350,000 to up to $5,000,000 depending on the location of the property, condition of the complex, occupancy rate and nett income.
I hope this has given you an overview about Management Rights. It is a great home business with a chance to earn a good income. It's ideal for singles, couples and those who are older and finding it harder to get jobs and the semi retired.

Making moving to Melbourne easier
When moving to Melbourne, you will need a place to live. There are many possibilities, but the easiest way is to find a Melbourne apartment for rent in an area which is convenient for your needs. With apartments spread all across the city of Melbourne, finding one which suits your unique needs and requirements is possible.
Which of the many Melbourne apartments for rent should you choose? This decision is constrained by your budget, lifestyle and work location. Budget will be critical in factoring where you rent your apartment – bayside suburbs and those places with spectacular vistas often command a higher rental price than those which are nestled in the quieter areas of the city. Facilities offered at the place are also things which impact the cost when you chose which Melbourne apartment to rent. Do you need a swimming pool, or a gymnasium on site? How about a tennis court or a spa and sauna? If you don’t think you could live in an apartment without these facilities, the cost of your rental will go up. Whereas if you can do without a tennis court, or a doorman, you will find that many more places will fit into your budget.
Lifestyle is another important factor when choosing which Melbourne apartment for rent you wish to live in. Those who want the sea and sand would find areas like Port Melbourne and St Kilda more appealing, while those who want a more urban/city-side lifestyle, with chic cafes and restaurants, would be more at home in the CBD, or Southbank. Noise is another factor, with higher floors often being quieter than those lower to the city streets – while St Kilda road is a quieter location than the corner of Bourke and Collins Street in the CBD.
Finally, work location will impact your choice of Melbourne apartment. Most businesses that relocate employees have offices in the heart of the city – the CBD. So your next decision is if you want to live close to your workplace, or would rather live away and commute each day. Melbourne has a large, well-integrated public transport network, so if commuting is ok by you – then as long as you are near a major public transport artery, and you work in the city – then the locations you can chose from when looking at a Melbourne apartment for rent increase. If commuting isn’t your thing, then generally the CBD and Southbank area would be for you – as you have a few moments walk between your front door and your office.
Melbourne is a wonderful city, with many exciting features, and when choosing an apartment to rent, always keep in mind these things, and it will make your experience that much more memorable.
